Kismatpur Hyderabad: Pin Code, Civic Status, Roads and Honest Cons

Kismatpur is a lake-side suburb in south-west Hyderabad, about 14 km from the Financial District. It sits in Gandipet mandal, Ranga Reddy district. Its pin code is 500030 in most directories, though some addresses use 500086. Since December 2025 it falls under GHMC. It has 4.17 sq km of land and had 7,288 people in 2011. Water, drainage and narrow roads are its weak spots.

Pin code, mandal and who runs Kismatpur

Kismatpur has changed hands three times in seven years. Until 2019 it was a gram panchayat. In April 2019 it joined four other villages to form Bandlaguda Jagir municipality. ICRA lists the five as Bandlaguda Jagir, Himayathsagar, Hydershakote, Kismathpur and Peeramcheruvu.

In June 2019 the state made that body a municipal corporation. It had 22 wards. Then, on 25 November 2025, the Telangana cabinet cleared the merger of 27 local bodies into GHMC. Bandlaguda Jagir was one of the 7 corporations on that list. The merger took effect in December 2025, and GHMC grew from 150 to 300 wards.

The pin code needs a word of its own. Most directories, such as getpincodes.com, give 500030 for Kismatpur. Wikipedia gives 500086 for Bandlaguda Jagir, which touches Kismatpur. Some Kismatpur listings use 500086 too. We could not find an India Post page that settles it for every street.

Our advice is simple. Use the pin on the sale deed, tax receipt or power bill of the exact plot. Our project overview uses 500030 for Sobha Kismatpur until Sobha files its address with TG RERA.

From a Nawab’s tomb to a villa belt

Kismatpur is older than its villas. Wikipedia notes that Nawab Khwaja Abid Siddiqi is buried here, near Attapur and Himayat Sagar. He led Aurangzeb’s army in the siege of Golconda. He was also an ancestor of the Nizams of Hyderabad.

Himayat Sagar, a Nizam-era reservoir, lies 2–5 km to the south. In 1996 the state issued GO 111 to guard that lake and Osman Sagar. The order curbed building in 84 villages within 10 km of the two lakes.

One published list of those 84 villages does not include Kismatpur or its four sister villages. That may explain why houses came here first. Plots and villas rose in Kismatpur while land further south stayed closed. We could not confirm this cause on an official page, so treat it as a likely link, not a fact.

The villa belt took shape along Kismatpur Road and in Sun City. Keerthi Estates built Richmond Villas, 191 villas on 24 acres near Sun City. Houssed dates that project to 2021. Square Yards also names Maple Town Villas, Giridhari Executive Park and PBEL City in the Bandlaguda belt. Sobhaprojects.net says large villas here now sell for over ₹7 crore.

High-rises came last. Sobha Kismatpur, with 2 towers of up to 56 floors, is the first reported Sobha project in this belt. It marks the shift from villas to towers.

What is in Kismatpur today

Kismatpur today is a mix of villas, mid-size apartment blocks and older village homes. Sobhaprojects.net puts the average rate at about ₹7,000 per sq ft. Homes run from about ₹45 lakh for a small flat to over ₹7 crore for a large villa.

Sun City is the local shopping strip. It has Heritage Fresh, Reliance Fresh and More, per sobhaprojects.net. Sri Raghavendra Sports Estate on Kismatpur Road is a major cricket ground, per Wikipedia.

Buses link Kismatpur to Vikarabad, Chevella, Chilkur and Shamshabad, per Wikipedia. There is no metro line here. Budvel railway station is about 7 km away.

Jobs may come closer. In a report on 99acres, the state named 350 acres between Budvel and Kismatpur for an IT park. It said 28 firms found the land suitable, with jobs for 1.2 lakh people. No firm has opened an office there yet that we could confirm. Treat it as a plan, not a fact. Our investment section covers what that plan could mean for Sobha Kismatpur.

Roads: what exists and what is planned

The ORR is Kismatpur’s best road. The link at Appa Junction sits under 5 km away, per Wikipedia. From there, the Financial District is 14 km and the airport 20 km.

The local roads are the problem. Urban Acres reported in August 2026 that parts of the Bandlaguda–Kismatpur road are about 30 feet wide. The plan is to widen them to 100 feet. The state has set aside ₹161 crore and handed the job to Hyderabad Growth Corridor Limited.

That road has a long record of delay. Wikipedia notes ₹3 crore for metalling Kismatpur Road in October 2021. Urban Acres says past surveys and tree cutting led nowhere. No end date has been set.

Bridges are the other open item. In January 2022, Deccan Chronicle listed 15 bridges on the Musi and Esa rivers at ₹545 crore. Two touched this area: an Esa bridge from Sun City to Chintalmet, and one linking the inner ring road to Kismatpur Road. We could not confirm that either one has opened.

Water, drainage and flood risk

Water is Kismatpur’s weakest point, and the record is public. In January 2020, The Hans India reported dry taps and flooded homes across Bandlaguda Jagir. Residents of Abhudayanagar got piped water once every 12–15 days. Gated sites such as Wonder Quince Residency ran on borewells and bought tanker water.

The same report named Kismatpur wards for poor drainage. Ward 7 flooded each monsoon. Some homes near Himayat Sagar stayed under water for over 10 days. Doctors Colony, Pavani Colony and Sun City had poor roads.

Things have moved since 2020, but not fully. On 29 August 2026, the water board shut a Krishna Phase 3 main for 24 hours near Bandlaguda X Roads. Kismatpur was on the list of affected areas, per Siasat and Deccan Chronicle. GHMC was building a box drain on the same stretch, which is a sign that drainage work is under way.

Flood risk comes from the lake as well as the rain. When Himayat Sagar’s gates open, the Musi rises downstream. In September 2021, the water board warned people in Bandlaguda, Golconda, Rajendranagar, Kismatpur and Budvel, per Telangana Today.

What does this mean for a buyer? A large gated tower, like Sobha Kismatpur, will likely run its own sewage plant and store water. The Sobha Kismatpur amenity list on our homepage names a sewage treatment plant and rainwater harvesting. Street-level flooding outside the gate is a civic issue, and no builder can fix it alone.

A seventh point is a gap, not a con. The civic body changed twice in seven years, in 2019 and 2025. Ward plans, tax rates and building rules may shift again under GHMC. We do not know yet how GHMC will fund the merged wards.

Weigh these against the gains. Kismatpur sits about 14 km from the Financial District, near Himayat Sagar. Rates near ₹7,000 per sq ft are far lower than Kokapet’s ₹11,000–12,500 for new launches. For that gap in full, see our Sobha Kismatpur price guide.

Where Sobha Kismatpur fits in

Sobha Kismatpur is a pre-launch project on 5.21 acres, as reported. It plans 816 homes in 2 towers of up to 56 floors. Sobha has not shared the site’s survey number, gate or exact pin.

That matters for this guide. A plot on the widened road will face fewer of the cons above than one on a 30-foot lane. A tower facing Himayat Sagar will get the lake view, but also sits closer to the flood zone.

Ask Sobha three questions at the EOI stage. Which road does the gate open on? Where does the water supply come from? What is the plot’s pin code on the title deed?
