Sobha Kismatpur Location: Distances, Roads, Schools and Hospitals

Sobha Kismatpur is in Kismatpur, Gandipet mandal, in south-west Hyderabad. The Outer Ring Road at Appa Junction is under 5 km away. Mehdipatnam and Attapur are about 8 km each. The Financial District is 14–18 km, and the airport is 20–22 km. Sobha has not shared the exact site pin yet, so every figure here is for the locality.

Where Kismatpur sits on the map

Kismatpur is a census town in Ranga Reddy district. It falls in Gandipet mandal and inside HMDA limits. Wikipedia puts its area at 4.17 sq km and its 2011 population at 7,288.

The locality sits between the old city and the ORR. Mehdipatnam and Attapur lie to its north-east. Narsingi and Kokapet lie to its north-west. Himayat Sagar lake lies 2–5 km to its south.

Its closest neighbour is Bandlaguda Jagir, now a municipal corporation. Sun City and Peerancheruvu are part of the same belt. Many listings mix these names, so a “Bandlaguda” address can sit 1 km from a “Kismatpur” one.

The pin code adds to the mix. Postal directories list 500030 for Kismatpur. Wikipedia lists 500086 for Bandlaguda Jagir. Check the pin on Sobha’s own documents once it files with TG RERA.

Sobha has not released the site address, survey number or map pin. We will add the exact pin to this page when the RERA and launch status changes.

Distance and drive-time table

The table lists road distance and off-peak drive time from the Kismatpur locality. Where sources disagree, we give the range and name each source. Rush-hour times run longer, and no source gives a figure for them.

One listing site claims the Financial District is about 4 km away and Gachibowli about 5 km. That does not match Wikipedia’s 14 km, or any map. We do not use those figures. Test any distance on Google Maps from the exact pin once Sobha shares it.

ORR, Appa Junction and the main roads

The Nehru Outer Ring Road is 158 km long and has 19 exits. Three of them serve the Kismatpur side. Exit 17 is Rajendranagar, exit 18 is TSPA and exit 19 is Narsingi. Exit 16 at Shamshabad leads to the airport.

Appa Junction is the local name for the ORR link near the police academy. Wikipedia and partner sites put it under 5 km from Kismatpur. RealtyPromoo says 2 km. The true figure depends on where Sobha’s gate sits.

The ORR is the reason Kismatpur works for office commuters. From Appa Junction, the Financial District is one exit run to the north-west. The airport is a run to the south-east through Shamshabad.

Two local roads matter as much. NH-163, the Chevella Road, runs past Peerancheruvu and Himayat Sagar. Kismatpur Road links the locality to Bandlaguda and Attapur. Wikipedia says the state is widening roads to Bandlaguda into two-way roads.

Rail is a smaller factor. Budvel station sits about 7 km away, per two sources. For most Sobha buyers, the ORR will matter more than the train.

Glendale Academy is the best known of the group. Anjum Babukhan founded it in 2003. Global Schools Foundation took it over in 2023.

The Narsingi and Kokapet side has more international schools. Lakshanika International School sits on Narsingi Road in Ibrahim Bagh. Meluha International School sits in Gandipet near Narsingi. Sources give no distance from Kismatpur for either, so we do not guess one.

For higher studies, the Shadan medical college on Himayat Sagar Road is close by. It takes 150 MBBS students a year. The University of Hyderabad is in Gachibowli, 14–16 km away.

Hospitals near Kismatpur

Local care is close. Advanced care sits in Gachibowli and the Financial District, 14–18 km away. The table shows both tiers.

Shadan Hospital lists Bandlaguda, Kismatpur, Narsingi and Gandipet among the areas it serves. Its 24-hour emergency unit is the nearest large one to the site.

Continental and AIG are the big hospitals most Kismatpur families will use for surgery. Neither lists a distance to Kismatpur. We place them in the Gachibowli and Financial District bands from our table.

One listing claims a Care Hospitals unit in Kismatpur. We could not find it on any Care Hospitals page, so we leave it out.

Lakes, parks and everyday errands

Himayat Sagar is the lake that defines Kismatpur. It lies 2–5 km south, and Osman Sagar lies further west. Both are old reservoirs that once supplied Hyderabad with water.

Mrugavani National Park and the Chilkur Balaji temple sit to the west, about 12–14 km out by our estimate. Golconda Fort is 9–10 km north-east.

For shopping, Sun City has Heritage Fresh, Reliance Fresh and More, per sobhaprojects.net. Mantra Mall sits about 7 km away, per RealtyPromoo. Bigger malls sit in Gachibowli and HITEC City, 14–20 km out.

A lake view may change the price of a home in Kismatpur. Upper floors facing Himayat Sagar could carry a premium. Our price guide shows how floor-rise and view charges add up.

How Kismatpur compares with Kokapet and Narsingi

Many buyers weigh Kismatpur against Kokapet and Narsingi. All three sit near the ORR on the west side of Hyderabad. The gap shows up in the office commute.

Kokapet and Neopolis sit 9–11 km north-west of Kismatpur, by our estimate. They are closer to the Financial District than Kismatpur is. That shortens the office run for a Kokapet buyer.

Kismatpur wins on other counts. It sits 2–5 km from Himayat Sagar, while Kokapet sits closer to Osman Sagar. It is also about 8 km from Mehdipatnam and Attapur, so the old city is nearer. For a family with ties on that side, Kismatpur cuts the drive.

The price gap matters too. Kismatpur resale flats trade near ₹7,000 per sq ft. New Kokapet launches run at ₹11,000–12,500. Our price guide has the full rate table with sources.

Commute scenarios for three buyers

Numbers help more than adjectives here. These three cases use the ranges from our distance table.

A Financial District worker drives 14–18 km each way. At 30–40 minutes off-peak, that is 60–80 minutes a day. Rush hour adds more, so test it on a weekday.

A frequent flyer drives 20–22 km to the airport, about 35 minutes. The ORR run through Shamshabad avoids city signals.

A family with school runs drives about 2 km to TIME School or Rock High School. That takes 6–8 minutes, per RealtyPromoo. An international school near Narsingi adds more time, but no source gives a figure.

Test your own route twice before you book. Drive it at 9 am on a weekday, and again at 6 pm. Start from Kismatpur Road until Sobha shares the gate pin.

What we still do not know about the site

The Kismatpur locality is clear. The 5.21-acre plot is not. Here is what Sobha has and has not announced as of 26 September 2026.

These gaps matter for your commute. A gate on Kismatpur Road and a gate near the ORR could differ by 10 minutes each way.

Ask Sobha for the survey number when you register interest. Then check it on the TG RERA portal once the filing is live. Any pin a broker shares before then is a guess.
