Sobha Kismatpur Specifications: What Sobha's Own Factories Make

Sobha has not released the Sobha Kismatpur specifications. There is no spec sheet, no brochure and no TG RERA filing yet. But we do know who will make many of the parts. Sobha runs its own units for doors, windows, concrete blocks, precast, granite and mattresses. This page lists those 6 units, walks through a real Sobha spec sheet, and gives you a 12-point checklist for launch day.

What Sobha has released so far, and what it has not

Here is the status on 26 September 2026. We check it against Sobha’s site and the TG RERA portal.

So every spec line you read today for Sobha Kismatpur is a guess. That includes the cards on our own homepage spec section. We label those cards “indicative” for this reason. They show how Sobha builds elsewhere, not what it has promised here.

We checked the kismatpur.com homepage on 26 September 2026. It says “premium finishes” but lists no materials. It does not mention Sobha’s factories at all. Yet the factories are the one thing you can check today.

The 6 Sobha units behind a Sobha home

Most Indian builders buy their doors, windows and blocks from outside firms. Sobha makes many of them itself. Sobha calls this backward integration. Harvard Business School wrote a case on it in September 2018, titled “Sobha Group Real Estate: Backward Integration for Quality”.

Here is what Sobha’s own website says each unit does. We quote the numbers as Sobha states them.

Two Sobha pages give different numbers for Restoplus. One says 275 franchises across India. The other says 225 dealers in seven states. The older page may be out of date, so treat the dealer count as 225–275.

The same older page adds a few details. It dates the interiors factory to 2002. It places the concrete plant in the Jigani industrial area of Bengaluru. It names Schuco International of Germany as the technical partner for Sobha’s windows.

Sobha’s pages list no unit in Hyderabad. So parts for Sobha Kismatpur would likely travel about 570 km by road from Bengaluru. Ask at launch which items come from Sobha’s own units and which come from outside suppliers.

A real Sobha spec sheet: HRC Pristine, Bengaluru

A spec sheet is a list of what goes into each room. To see what a Sobha one looks like, we read the sheet for Sobha HRC Pristine. It sits on Sobha’s own project site. The project is in Jakkur, north Bengaluru, on 8.49 acres with 395 flats and 14 row houses. Its towers rise to 19 floors above 2 basements.

We chose it because Sobha publishes the full sheet. Sobha’s Hyderabad page for SOBHA Waterfront in Somajiguda shows the RERA number, P02500005580, and 238 homes. But the Waterfront page has no room-by-room spec list.

Look at what the HRC Pristine sheet leaves out, next to the 14 lines it has. Sobha gives no brand for taps or tiles there. It gives no wiring make, no switch brand and no power backup load. It gives no lift make or speed. Such gaps are common in Indian spec sheets, not just at Sobha. They are also where two “same spec” homes can differ by ₹5–10 lakh in fittings.

Now set this sheet next to the indicative cards on our homepage. Those cards describe Sobha’s usual approach, not a Kismatpur promise.

The two lists agree on floors, doors and windows. HRC Pristine is silent on the kitchen counter and on wiring. So even a real Sobha sheet leaves 2 of these 6 items open. Expect the same risk at Kismatpur, and ask about both.

The HRC Pristine sheet also shows the carpet share. A 3 BHK there has 127–135.5 sq m of carpet inside 169–179.5 sq m of super built-up area. That is about 75%. Our 3 BHK size guide uses this kind of ratio to estimate Kismatpur sizes.

Why the factories matter more at 56 floors

Sobha Kismatpur is reported at up to 56 floors. That is almost three times the 19 floors at HRC Pristine. At 56 floors, some lines on the sheet matter far more than others.

Windows and façade. Wind load on a window at floor 50 is higher than at floor 5. On a 56-floor tower, the window frame, glass type and seals carry more risk than the floor tiles. Sobha’s own glazing unit makes aluminium systems with Schuco as its partner, as Sobha states. That gives one maker, one set of drawings and one warranty. Ask which glass the sheet names: single, laminated or double-glazed.

Doors. Sobha’s interiors unit makes 7,000 doors a month, by its own figure. At 816 homes with about 8 to 10 doors each, Kismatpur needs roughly 7,000–8,000 doors. That is about one month of output. It is our rough maths, not a Sobha figure.

Blocks and precast. Sobha’s concrete unit makes blocks and pavers. Its precast unit makes load-bearing parts. Ask which walls use Sobha blocks and which use other walling. Ask too which floors, if any, use Sobha precast parts.

Stone. Sobha Stonecraft cuts granite at Hoskote since 2023. If the Kismatpur sheet names granite counters, ask if they come from Stonecraft.

What to check on the Sobha Kismatpur spec sheet

When Sobha releases the sheet, read it line by line. Here are 12 checks. Each one comes from a gap we saw in the HRC Pristine sheet or in broker copies online.

The 4 BHK homes may get a richer sheet than the 3 BHK homes. HRC Pristine did this. Its 4 BHK living rooms get stone slabs where the 3 BHK get tiles. So compare the sheet for the exact type you plan to buy. Our 4 BHK guide covers the bigger homes.

Three spec traps to avoid

Trap 1: “Or equivalent.” Many sheets say “Kohler or equivalent”. This lets the builder swap the brand later. Ask Sobha to list the fallback brands in writing.

Trap 2: brochure versus agreement. The glossy brochure is marketing. The agreement for sale is the contract. Under RERA rules, the agreement for sale carries a schedule of specs. Check that the brochure and that schedule match before you pay. Sobha Kismatpur will list its RERA number on the TG RERA portal once it has one.

Trap 3: the wrong Sobha. Search for “Sobha specifications pdf” and you will find brochures on sobharealty.com. Those cover Dubai projects such as Sobha Central. They are not Indian spec sheets. Also skip broker pages that list “Sobha Kismatpur specifications” today. Sobha has not issued any, so those lists are copied from other projects.

One more tip: keep a dated copy of every sheet Sobha gives you. If the sheet changes between EOI and agreement, you will have proof of the first version.

When the spec sheet will arrive, and what we will do

Sobha usually publishes specs at launch. In Telangana, a project cannot be sold before TG RERA registration. As of 26 September 2026, Sobha Kismatpur has no RERA number. So the sheet will come after that number appears.

When it does, we will do three things on this page:

  1. Post the full Sobha Kismatpur sheet, line by line, with the date Sobha issued it.
  2. Mark each line against the 12 checks above.
  3. Compare it with Sobha HRC Pristine and SOBHA Waterfront in Hyderabad.

When will the Sobha Kismatpur specification sheet be released?
